Thai Property Purchase

Foreigners can purchase condominium units and apartments. Foreigners cannot make up more than 40% of the condominium´s unit-owners. A foreigner can also buy a whole building, minus the land on which it is built.

Land Purchase

Generally, foreigners are not allowed to directly purchase land in Thailand. The current Thai laws prohibit foreigners from owning land in their own name, although theoretically there are alternatives available to foreigners for successful land acquisition.

Commercial or private lease

Foreigners are prohibited from owning land in Thailand.  However, foreigners can own the rights to a lease of 30 years with an option to renew two times for a total period of 90 years.  This gives foreigners the rights to the leased land for basically their entire lifetime.
